How to find the Right Home Builder

Chosen your block – tick! Now it’s time to select the builder who will turn your dreams into reality.

Here are some important things to look for:

Take a Road Trip

Ask our friendly Exford Waters team about any recently built homes or available House & Land packages that fit your needs and budget. Once you’ve decided on some possible homes and builders, make time to drive around these subdivisions and have a closer look. Best times are Saturday when homeowners are often home and out front. People are generally house-proud and will be happy to talk about and/or show off their home. And if they had issues, they will usually tell you about these, too. Don’t forget to check out and local Display Villages with everything you are looking for in one location.

Make a List and Check it Twice

Once you’ve narrowed down your list of preferred homes and builders, begin asking questions: Have you found the facade you are looking for? Does the floorplan include everything that you had hoped for? What are other purchaser’s experiences? Getting information first-hand from the end user is invaluable. Write down all the pros and cons, and keep this on-hand when you begin discussions with potential builders or our friendly sales team.

Check your Wallet

It is easy to get carried away when looking at new home builds, so make sure you’ve set your budget and stick to it. This will help when negotiating price and inclusions with the builder, and keep everyone on target.

Balancing Act of Quality and Value

While keeping your budget in mind, there are some items, which may need to be “upgraded” from a plan, such as appliances, cabinets, and flooring. You’ll need to decide how important these quality/value improvements are vs the extra costs for your new home. After looking at potential plans, ensure you can see, touch, and feel these upgraded items to ensure you are happy when you make your decision either way.

Be Clear and Specific

Once you’ve decided on a builder, make sure your building contract says exactly what you want to have done, the amount of time for the build, the agreed budget, and any specifics agreed upon. This is critical in ensuring you and your builder both understand the scope and expectation before the first footing is poured.

Breathe and Let Them Build

Once you’ve done all of the above, it is time to relax and let the builders do their best. Schedule viewings at intervals with the builder to put all of you at ease, then sit back and get ready for your move-in day!
