What you need to know to get started with your home build

You’ve chosen your plot of land among the serene greens and calming blue of Exford Waters. Now it’s time to break ground and build the home you’ve always dreamed about. What should you know before you get started? Building a home is a complex process and not everything goes according to plan. Every build is unique, however there are some common aspects of a home build you should be aware of.

Setting your budget and vision

Before thinking about laying down foundations, you’ll need to know your budget for the build. How much can you afford to pay for a new home? You’ll have to talk to your bank or lender to see how much you can borrow first.

Once you have an idea of your borrowing power, you can start outlining what you absolutely need in your home; what you want, and what’s “nice to have.” Do you need a big backyard, considering the wetlands of Exford Waters are a stone’s throw away? What about the aspect of the home? How many rooms will you need now and into the future? Knowing before you approach builders can be very helpful.

Choosing a builder

Choosing a builder that you have good rapport and communication with is essential. Though you may get many quotes based on price, a builder you can trust and level with will make the process much easier all around. Ask for their certifications. Find out from other clients how the build process was for them, so you know you are making the right choice.

Designer or volume builds

Depending on your requirements and budget, there are many different avenues you can take when it comes to designing and building your new home. If hiring an architect to design your home and oversee the project from the beginning is outside your budget, a volume builder is another great alternative. Get a lawyer to draft and read over contracts

Once you have a builder and/or architect lined up, make sure you have a property lawyer to read over your contracts. You are building a major asset and you must ensure you do all your due diligence.

Planning for the unplanned

As no single home build is the same, the obstacles you’ll face are also unique. This could be due to council approval delays; the weather; curing time or drying time of concrete; availability of subcontractors; other unforeseen circumstances. Make sure you have a rainy-day fund stashed away to cover any contingencies.

The wait

Many home buyers often lose sight of the wait during a home build. It can take 10-12 months for a well-appointed two-storey home to be completed. Volume building may reduce this time, but it’s still a substantial amount of time. Be prepared for the waiting game!
